Residents of Chintels Paradiso Society in Sector 109 of Gurugram have received another distressing update. Authorities have now ordered the evacuation of another tower within the society. Specifically, J Tower has been deemed unsafe following a structural audit, prompting the authorities to instruct the residents to vacate their flats. In response to this, the District Collector and District Disaster Management have issued formal orders, mandating that residents must vacate their flats within 15 days. This directive follows a prior decision by the Gurugram District Administration, which had previously authorised the developer of Chintels Paradiso Complex in Sector 109 to demolish five residential towers that were also considered unsafe.
On February 10, 2022, a tragic incident occurred in Tower D of Chintels Paradiso Society, Sector 109, Gurugram, when the ceiling of a bedroom collapsed during renovation in a sixth-floor flat, resulting in the deaths of two residents. Following this event, the Haryana Town and Country Planning Department mandated a structural audit of the entire housing complex. The report, prepared by IIT-Delhi, led the Gurugram administration to deem five out of the nine towers in the complex unsafe. Specifically, Towers D, E, F, G, and H were declared unfit for habitation and slated for demolition. Recently, another tower, J Tower, has also been declared unsafe based on the findings of the structural audit.
The Town and Country Planning Department had given the licence to Chintal Limited in the years 2007 and 2008. This society, located in Sector 109 of Gurugram, has 9 residential towers and 532 flats. According to the information available on the website of 99acres, the price of a 3 BHK apartment in this society is Rs 1.75 crore and the price of a 4 BHK apartment is Rs 2.25 crore. On March 7 of this year, the builder presented a demolition plan to the district administration, requesting approval to demolish five towers. These residential towers have widespread cracks in all the flats. Residents have appealed to the district administration to hasten the completion of the structural audit and to provide temporary relocation to another housing society until the process is complete.
JN Yadav, vice-chairman, Chintels India Ltd, said, “We have paid compensation to flat owners who opted for it, while agreements have been signed with those who opted for reconstruction.”
